Steamboat Springs Real Estate Sales 2018

Looking at the real estate sales in the first half of 2018 shows a clear trend: single family homes are in short supply in Steamboat Springs, especially homes under $500,000.  Since January, only four homes sold for less than $500,000.  Neighborhoods like Emerald Knoll, Village Green, and Tree Haus are seeing home sales close above $1,000,000 and downtown “fixer uppers” start around $600,000.  New homes are even more scarce.  Only two homes sold that were built after 2017.  There are, however, two homes in Sunlight under contract at $555,000 and $635,000.

Steamboat Springs area homes have been selling almost as fast as they hit the market.  From January through May of 2018, 46 single family homes sold between $439,900 and $5,150,000 with the bulk of sales falling between $600,000-$1,300,000.  Over 60% of homes sold over $800,000 and 40% sold over $1,000,000.   I keep thinking the backlog of buyers should be reaching an equilibrium with supply, but then another home gets listed and sells within days.  Downtown, Tree Haus, Dakota Ridge, and the general Fish Creek area all have seen multiple sales.

Single Family Home Sales in Steamboat March-May 2016

2016 Q1 results are in thanks to Land Title, and it’s no surprise that prices are up. Here are general trends comparing the 1st quarter of 2016 to the 1st quarter of 2015 in Routt County:
* Average Residential Price up 28.43%
* Gross Sales Volume up 10.61%
* Real Estate Transactions down 1.65%
* Buyer Profile: 54.42% local, 9.29% Front Range, 36.28% Out-of-State

In March thru May 2016 there were 38 Single Family home sales in Steamboat Springs with the most expensive being a $2.3 million home sold at Burgess Pines. This was one of six properties that sold for over $1 million in that time frame.

The average price for single family homes was $801,000 according to the Steamboat MLS.

Median Sales Price Just Doesn’t Matter

steamboat real estate median sales priceWhen buyers read headlines like “Median Prices Down 53%!” and “Median Prices Down 62%!” you would think sellers were practically giving their homes away here in Steamboat Springs.  Nothing could be further from the truth.  Many buyers (with good reason, in many cases) are looking for homes and condos with a mindset left over from the dark days of 2009-2011, and month-to-month stats like the ones below tend to reinforce that thinking.

If you take a look at the month-to-month median prices for Steamboat area single family homes and condos, you’ll find swings of several hundred thousand dollars.  Condo prices tend to be a little more reliable because there are more sales, and more data points, to generate better stats.

So what’s really going on?  This year has been the year of the entry level buyer.   Currently, rental inventory is as limited as our housing inventory. We’re seeing more first time buyers and buyers in less costly areas like Hayden and Oak Creek who are finding it’s cheaper to buy than rent.  So those numbers are affecting our median prices even though they have little to do with the Steamboat Springs real estate market.

In the City of Steamboat Springs, it’s a different real estate story.  There are currently 81 homes for sale. Only three of them are priced <$500,000 and 51 of them are priced over $1,000,000.  We are seriously lacking in home inventory priced between $500,000-$900,000.  Half the homes currently listed between $500,000-$650,000 have less than 1000 sf and have two or fewer bedrooms.  They are basically tear downs.

15% Increase in Steamboat Real Estate Volume in August

In August of 2015, Steamboat Real Estate had enjoyed a 15% increase in dollar volume compared to August of 2014. This is great news for the Steamboat Springs market. While the number of transactions wasn’t too different: 88 in 2015 versus 84 in 2015 (a 4.7% difference) the average sales price is what drove the big increase in volume in Steamboat home sales. Average sales price for August of this year was $513,000, and in 2014 it was $465,000.

The biggest driver in the increase were Steamboat single family homes. Compared to August of last year, the volume for single family homes in Steamboat Springs has increased over 51%. In August of 2014, the total volume for single family homes was $16,233,750 and this past August, it was $24,557,976. Within the single family segment, the biggest drivers were homes over $750,000 with 9 sales, one of which was a property at Catamount near Steamboat that sold for $4,600,000.

19 Properties Over $1 Million Under Contract since August 1st

Steamboat Luxury Homes19 properties priced over $1 Million went under contract since the beginning of August. This is great news for Steamboat luxury real estate market. Through today, there have been 41 sales in this market segment, which points to this segment getting hotter. Until August many of the sales were driven by the sales at One Steamboat Place. There were 12 sales at OSP in all of 2015, which accounted for almost 30% of all sales. This August, none of the properties under contract were at One Steamboat Place. The properties under contract are mostly single family homes (12) and townhomes (3) and a 3 ranch properties.
