The Elk River Valley is an idyllic area of Routt County stretching from CR 129 to the village of Clark. Visitors notice the rolling hay meadows, pastures with grazing horses and open vistas with Hahn’s Peak in the distance.
Northern Routt County includes thousands of acres of National Forest, Steamboat Lake, and Hahn’s Peak and is one of Steamboat’s favorite summer destinations. Homes in the Elk River Valley vary from smaller “locals” neighborhoods like Elk River Estates and Deer Mountain Estates to large acreages with price tags with 8 figures. Elk River Estates homesites range from 1-3 acres and homes are modestly sized between 2000-4000 sq ft. Deer Mountain Estates has larger lots of about five acres.
Outside of platted subdivisions, the minimum acreage is 35 acres for a homesite. Many ranches are much larger. It’s not uncommon to find “century” ranches in the Elk River Valley where the same family has ranched for more than 100 years.
