Steamboat’s South Valley is the area visitors see driving into Steamboat Springs from the west side of Rabbit Ears Pass. You’ll see open vistas and the Yampa River as it cuts through large tracts of unspoiled acreage. Making sure this open space remains undeveloped is a high priority with city planners, so these views won’t be going away.

The South Valley area starts east of Steamboat Springs and generally has higher real estate prices. Lot sizes range from 2.5 to 35+ acres. Buyers will find several “shared ranch” developments like Catamount, Alpine Mountain Ranch, Storm Mountain Ranch and Priest Creek along US 40 along with traditional neighborhoods like Steamboat Pines and Country Green.
